Feedback for Two Turnkey Properties in Dayton Ohio
I'm looking to get into some Turnkey properties in the Dayton Ohio area. I am analyzing the following two properties. I'd love to hear some feedback from those familiar with this market that can speak to the type of neighborhoods they are in. I expect to overpay given they are Turnkey, yet it is difficult to analyze the quality of a neighborhood from looking at Google Maps street view. I tend to avoid C neighborhoods. Any information would help.
Property #1:
1615 Nelson Ave, Dayton OH
Purchase Price: $62,900 (Turnkey)
Rent: $750
Taxes: $125/mo
Insurance: $50/mo
PM Fee: $60/mo
Property #2:
2402 Sherman Ave, Middletown, OH 45044
Purchase Price: $62,900 (Turnkey)
Rent: $725
Taxes: $74/mo
Insurance: $50/mo
PM Fee: $58/mo

@Carlos Rovira I would have to check with someone else on the Dayton property but I see that it's at lease on the East side of 75 which is what you want. I always thought above 35 is better. The biggest problem from a general overview is that drugs are bad in certain areas of Dayton, the I75 & I70 corridor is a huge for transporting them. @Darrin Carey knows this area very well I believe.
2-4 times per year depending on what's going on. I'm from this area originally.
