Basically for all my trial and error (and sitting in your shoes as a one man show fielding about 10 to 60 phone calls a day) I found that I'll NEVER eliminate the calls, only figure out better ways to handle them.

One of the best deals we did (& I still own it) was knowing from RE agent friend that an elderly man was living alone after the passing of his wife.The home was a big old two story built in '42 with all the plaster & oak still in original but very tired condition.The agent was trying to work out how to approach the old guy so the girlfriend & I just knocked on the door.

You da man, I am immediately implementing this.OK Al, here goes, next moveout/eviction and renovation change exterior door knobs and deadbolt locks to Kwikset SmartKey ReKeying Technology:http://www.kwikset.com/SmartSecurity/Re-Key-Technology.aspxYes, it is kinda expensive upfront, though think about the savings of not having to replace locks after every moveout and eviction.. . . or freeking drilling through that beautiful $75 lock you purchased just last year!
