Yes the PDF works, but is a bit of a pain to work with because then I have to get it back into excel  which isn’t always as easy as copy and paste.

You need a flexible product to join the 2 planes together either caulk, silicone or grout caulk.Silicone is the most durable but a pain to remove when you need to do this again Caulk works well but will need to be redone more often.

If they are paying the rent on time, and otherwise are not destroying the 'unit', I would leave them there and initiate a monthly extermination done by a licensed pest control company, and back charge the tenant for it.You can't change their lifestyle, but you can protect your property from becoming a health hazard.

The land would have to be a sweetheart deal, IMO and you'd have to know that the pain, time and energy you're going to expend would be relatively equal to co-investing in a larger play or bringing together other investors to do a larger value-add or development.

Also, and this can be a bit of a pain to search, but if you search the recorder's office perhaps there is a mortgage or something where there is an individual co-obligor besides the entity.

Your buyer knows you don't have to pay an agent and FSBO's are a pain to work with - the only reason buyer's do that is to score a deal or if they absolutley can't find what they want.
