Inherited tenant wants to have a talk

I have a newly purchased multi unit property with 10 inherited tenants. Several of the month to month units are at least 10-20% below market rates here and below other units in the same building. I sent them all an introduction letter with my company's contact information, using the format provided by the Bigger Pockets downloadable forms and some edits. I didn't mention rent raises in that letter, just that rent must be paid, etc. The next day I visited the property. A long term tenant came up to me, I think from one of the under market units, and told me she was very stressed by my letter, that they have a community in the building and she hopes nothing will disrupt it. She said she wants a tenant landlord "community" meeting. Then she started to ask about rent raises. I said that was not a conversation to have right then, and told her she can email or write a letter to the company with any concerns. 

Then yesterday she called and left a message on the company voicemail saying she needed to talk about a "health issue" unrelated to the property that is stressing her out. She didn't explain more. She asked to arrange a meeting for this. As it wasn't stated to be about the property, and I was busy, I didn't respond yesterday. She called and left another message again this morning without being more specific and asking me to come meet her. 

I'll paste an excerpt from the voice to text recording, to get an idea: 

"...I'm a well balanced person but I've been having great deal of stress here and I really need to talk to you face to face so I can explain the whole situation and I'm not a person given to because I always have try to solve everything myself but this is above my grade because I'm dealing with somebody who's quite mentally ill and my stress level is it's just terrible I can't sleep I can't tell you last time I had a good sleep..." It goes on like that.

I haven't had a chance to respond yet.

I think the best response is to keep boundaries and roles clear with her, to tell her that if she has tenant/property related issues she can leave a message describing the issue, or if not urgent write an email or letter. For all other issues I'm unable to be of assistance, and if she has a health concern I advise her to seek evaluation by a doctor. Maybe she's talking about another tenant? Or maybe not. I just wanted to get prepared before the conversation.

Of course she'll try to engage me about a meeting if she picks up or sees me again, but my plan is just to stick to the above plan and send her and other tenants the letter requesting rent raises and see what she does. 

Any thoughts on how to deal with inherited tenants like this?
