Invest in real estate WITH a lot of money
So there’s a lot of posts about how to go about investing in real estate without much money, but what if you have a lot of money?
What if you have made money elsewhere and want to start investing in real estate? Let’s say you make 300k+/year and have the time to invest. What is the best route to take starting out with a lot of money?

Cash will make your investing easier. No doubt.
The "standard" value play (rehab) investor response would be: buy with cash, rehab, rent, then finance and get your cash back. A "standard" builder response would be: pay for all your plats/subdivision work yourself, build yourself, sell and get lots of cash back.
In the end, people tend to invest with their cash expecting some kind of return over time. Evaluate your expected returns and pick investments that make sense for your return expectations. There are tons of different sectors (residential, commercial, industrial, etc.) in the real estate world. Decide where you want to play and make a plan. There isn't necessarily one right answer.
