Hey All,I am having some trouble understanding how DTI is calculated and it seems that the different lenders I have talked to are telling me different information.I have 1 year of landlord experience renting half my duplex and just filed my first schedule E in 2015.

I believe this would be best, because even with the ability (if you have the margins in the numbers), you can get a PM to manage the property out in California and stop by the residence whenever you feel like it.The ability to check up on your property 3,000 miles away is much harder, and if you need to reinterview other property management companies because the one you have out there is not cutting it, it would cost a lot more to handle that predicament. 

It's a hot spot for student rental. .25 miles from university but in a residential area.  

@Zachary Robertson One of the main reasons to get your license is to absorb half of the commission on the buy side, as well as the sell side.

Folks are moving further out  to get lower housing prices and staying close to the I-35 corridor as its a short 60 mile drive between Austin and SA for commuters.

The ups and downs can really create and exciting real-estate environment that might not be happening even 50 miles down the road!
