Chetan,A cash out refinance will not necessarily kill your cash flow or at least not for the long term.

It's free so I highly recommend you check it out.  

My repose to both the tenant and Section 8 was that the $200 increase was still below maket rent and the tenants was free to move somewhere else where rents were cheaper.

However, I'm having difficulty understanding the Cash on Cash Return on Investment (ROI) for this property.One challenge I'm facing is that rental income isn't the only cash flow associated with the property.

For single family homes it is hard to get cash flow in CO unless doing Co-Living or STR.

But these generally must be in cash.  

I wanted to use the free "rehab estimate sheet" but it prints out with an extremely small font and gray instead of black.
