Things were perfectly fine until I started getting complaints from other guests.The complaints were: Loud talking during quiet hours, moldy food or cluttered food in common space refrigerator, frequent use of laundry room and late hours use, cooking food at late hours, eating all the ice in the refrigerator, leaving clothes and items in the common space. 

It is like running a restaurant: if you food and service is so bad and you charge the most you can, nobody will ever come back...

This is why IMHO paying an extra few hundred dollars annually extra for solid insurance along with high liability coverage and maybe an umbrella policy ( if the property is personally owned or expensive enough to be more than liability limits in LLC) is worth it.Finally, I also think that a solid insurance agent ( while not as useful for primary residence) is very valuable for rental property... they can inform you about many various options and can offer access to coverage that can truly save you in a pinch such as cyberattack liability coverage.Just food for thought.Happy investing !

One thing I personally like about the Ooltewah area is that there are a lot of companies with a lot of jobs such as an Amazon warehouse, Mckee Foods, and a Volkswagen plant. 

I had a food truck outside and inside people will play board games so it was like a board game cafe with a retail shop, we did sip and paint nights, plaster painting for the families etc.

Half the cost of college is housing and food.

It was awesome (UT, historic buildings/homes, food, state parks), except the homeless population which got a bit aggressive and were building encampments along Congress St....
