Should I Rent it or Sell it?

Hello everyone, we recently bought our neighbor's house, tore it down and built a new home. Now I'm interested in renting the old one out.  I would have about $600 cash flow per month.  We have a lot of equity in the home and would do a cash out refi.  I've never been a landlord and not sure about living next door to my renters.  The numbers seem to workout but not sure about living next door.  Any thoughts on whether I should go for it or just sell it?  Thanks
