Basically had to go through Grandfather ordinance, Chief inspector for zoning, deal with easement of egress with next door building, fire sprinkler compliance, oil tank removal, electric, plumbing, etc...

The property has separate gas heaters and electric meters. 

And I assume you don't have the hassle of properties that have been vacant three years and need electric, plumbing and HVAC sorted out.

Father in law is a master electrician so brought outdated electrical up to code.

If the property has a good roof, electrical, mechanical & plumbing I'll buy it.  

It makes a difference if it's a gas, oil or electric furnace.

Does the electric not work?  

First, don't turn the water off or do anything else (i.e. change the locks, shut off electricity, etc) that could be considered a self-help eviction.
