Which brand of HVAC is preferred by RE investors...?

I am looking for reliable and reasonable in price for rental properties..?

We don't have a preference for brand. We usually go with what has a good track record, is easiest to repair, and costs less in the long run. We get our best tips from the HVAC guys/gals. Life expectancy for a furnace is 15-25 years. Take the time to research the best option currently available for your type of rental unit. It makes a difference if it's a gas, oil or electric furnace. Consider the square footage you need to heat and the ducting required. Also, consider how easy it is to change the filter. As well as how easy it is to trouble shoot.

Our gas furnaces are Trane, Fraser-Johnston, and Coleman. Mostly chosen by previous owners. When it's time to replace, we start anew with the research, as factors change with time and quality does too.
