If you take a more passive role, you will still amass a great rental portfolio with a little less risk.If you take the active approach then I suggest you have a competent partner or mentor, and assemble the right team in the markets you considered.In the meantime, and as always, continue to educate yourself.

You would have to pretty much get a property for free in order to qualify.I have submitted two properties to their underwriters, and both were rejected because of last minute requirements that changed the lending criteria.I paid $2,000 (one year's worth) in order to be able to receive funding.

Hi Mario, for now you can do that.LA is currently reviewing how their policy will be in terms of regulating Airbnb....until then you are free to use rental units for your Airbnb.That may change though, so please be aware.

The county will NOT change the name of the purchaser after the document been recorded.You can always draw an "in house" agreement but it's will not be at legally enforceable as the recorded document.
