Even if a property was a stinker when they bought it in the wrong cycle they have the power to hold on until the cycle gets high enough to drop for close to full value.I would just be cordial and say " Hello, I noticed your property at XXXX address shows you are the owner is that correct??""

Now, if I knew my place were worth 100k, I would definitely drop 5k of my savings into buying a similar place, as the mortgage payment then would be about a third of my current rent.

Couple that with the huge drop off in people actually reading newspapers and it is now a fairly expensive media that most people say if not that effective either.I know some markets still have it being useful (to market to buyers or sellers or renters) but I have never heard of one MA investor say that it was useful for them (for any of those groups).

Main level - enclosed porch, living room, dining room, bathroom, and kitchen2nd level - 3 bedrooms, bathroom,Attic - sitting area, un-permitted kitchen, 2 bedrooms, office, and un-permitted bathroom. and lots of storage (I will take out the kitchen and bathroom and cap everything so it is compliant)basement - new gas boiler, and water heater, unfinished but +9' ceiling height.

Turns out she had a drainage problem.None the less we kept dropping the price because it was becoming a big headache and the winter months were coming.
