I don't know if this is him trying to draw up more business for himself but I'm interested to hear from everyone on what they think!

It will be much easier to do what you are asking if the property is owned free and clear, in which case you need to work with an attorney/title company to draw up the promissory note, deed of trust, etc. and then you could "wrap" a new note around the first note from you to the retail buyer.

From the outside it looks like it needs a paint job, possibly a new roof, new windows, and I am assuming by the looks of the outside it will need considerable upgrades inside.

An important consideration is also your cash flow outlook so keep that in mind before you make your decision. 

For other lenders, they usually disallow appreciation as a consideration.

Is it at cost or does he take a little off the top each time he gets a draw?
