Before this, I mailed the owner a letter, other investors tried to purchase this same property to no avail...But , when I contacted the owner, the same neighbor put in a good word for me....Yaaass, we closed that sweet deal in 2 weeks...This same neighbor referred a tenant..She calls me if anything out of the ordinary takes place at those 2 properties..1.

It's normally a pretty worked market from investors.The fact that you have to go to the courthouse actually sounds like an advantage as not as many people will be doing that, but there may be vendors that source the data.Do some bigger pockets searches with respect to probate data and letters, the questions you're certain to run up against in the next few weeks as you try and put it together.As for filing those leads, good luck, lol, it's a bear any way you do it (as I recently discovered).Best of luck, JTM

@Jason MaCMA- Comparative Market Analysis aka comps.As for how you can go about getting leads..drive around the locations you are interested in and find properties that appear vacant, find out who owns the property (check county records for example) and mail them a letter or call them if you can find their number.

Do not try to do everything yourselves.Another one of those things to figure your financing and get a loan letter from your lender to provide you with a statement that says the average time to close a loan for you like yours and the maximum amount y'all qualified for.The last that I wil mention is to find a location to move into, if you have not located yours allready, a new business location that is convient and has few distractions.
