Despite her good rent ratio, she just couldn't afford this house and continuing on this way just wasn't going to happen.As the kids moved through the juvenile court system, I would get a form letter on victims rights, a form for damages, and a call from the case worker to discuss each case as it came up.

Curt,I am only repeating what MEMPHIS property managers are telling me, which jibes with my own investment experience in Memphis.Of four Memphis tenants I've had, 3 of which were managed by a PM YOU RECOMMENDED:One ran off with the last month's rent in their pocket.One had to be taken to eviction court twice in 6 months and finally evicted (had 5 evictions in 2008, got past PM you recommended).One moved out this month the appliances!

A B&B doesn't sound like a residence but the California Legislature and courts have ruled that "...the Act has been held to apply to operators of motels and hotels; real estate brokers and agents and others engaged in the sale or rental of real property; owners of triplexes, duplexes, non-owner occupied single-family dwellings, and publicly-assisted housing projects; operators of mobile home parks; and condominium homeowners' associations."

Yesterday they actually told my wife they had no control over what their kids friends did and it wasn't their children yet I have pictures.Yesterday I was finally fed up, after hearing KGO attorney Len Tillem tell someone with a similar story they could take the owner of the rental home to small claims court and sue for the amount of 7,500 dollars because the tenant is ruining my right "quiet enjoyment" and property damage.What does everyone else think?
