I don't want anyone boot strapping or borrowing off of credit cards as I personally am not a fan of that.

Since you are managing the rental from a distance, hopefully you have "boots on the ground" near your property that will be able to do the leg work for you, such as court filings.

I just sold a duplex and a fourplex in SA from an out of state investor and the numbers are going to be a good win for him (new construction to boot).  

Seriously though, it was the fact that the hosts sincerely care about their audience and had amazing guests to boot.

Your are doomed - unless you get boots on the streets of Baltimore and understand the areas - it is so easy to be taken advantage of - you need to be here and get an education of the neighborhoods.I'll help you if I can - others will help you also - but mostly to benefit themselves.Call anytime - 

Although that being said , It is very hard to invest in a out of state properties without having a boots on the ground or partner to help you ..
