I recently decided to go for my MHIC certification so I can jump into my first flip in the Gaithersburg or Rockville area before the end of the year; planning to take the test sometime in July. 

Always get our licenses and copies of our insurance certificates.  

Some counties have certificates available all the time, most have a sale once a year.

This would allow a re-certification process every 4 years, and every Right-Left swing, to decide the new direction the administration (hence population as a whole) wish to take the education system.

My mom happens to work for the county Treasurer's office and told me about the "certificate of delinquency" that they had just filed that started the process of tax foreclosures for that year.

At this point its passed all its permits and certificate of occupancy may have been given or is being inspected for. 

@John Underwood Hi John, I'm just getting started myself, do you have a system or checklist you use when performing your due diligence on a Tax Lien certificate?

I myself am interested in Harvard Extension School's Certificate in Real Estate Investing.

When you apply for a loan a copy is provided to complete a Trust Certification often done by the Title Officer as part of the closing.

This fund was selling pass-through certificates backed by 4,000 properties that were acquired over the last couple years.
