They (I'll call them tenant A) have been great tenants but have been having trouble with the new neighbors (tenant B)  for the last 2 months.We addressed the situation with tenant B and basically told them to all get along or get out, made a schedule for use of the limited parking available which seemed to be the cause of the initial friction in the house.

This poses a few problems: 1) we always seem to be competing with one another. 2) There is no standard of care between the buildings, both of mine have been re-roofed and re-sided, other have the 1970's wood siding rotting off. 3) We compete with rents, and it has caused some owners to say that this is their worst property.

Bad neighbourhood older house that can cause more in repairs down the road depreciating home values etc because the obvious answer would be to buy and hold and rent it out purchasing a property at $40 000 give or take with an $800 gross income can be recouped very fast vs a small $10 000 lump sum something just seems off as to why a you are struggling with a decision

Yes, it is a major rehab, which is why we are worried more about them staying past Oct 31 than causing damage.We gave them two options in our counter.
