If we rented it out, we think our total costs (management company, monthly payments, 3%/yr repair estimate, etc.) would average $2k in worst case scenarios and $1750 in good cases.We're thinking about renting it out for a year while we move into an apartment.

Good luck on your test, it's not that bad, I recommend doing the practice test over and over until you average around 85-90% before taking the state exam.

So yeah, the house may not be worth 300+ now, but you can be darned sure that the market will use that as a comp for the next one, and within 6 months to a year 300 will be considered average.
