Market Analysis - Sweet Spot for Flips

Is there a sweet spot to look for when analyzing a market to be a potential "flips" market with regards to months of inventory on the market and the average days on the market a house sits before it sells? 

Obviously you want to be able to find deals to flip where the numbers work, but I am trying to get a feel for how to analyze that same market when you go to resell that jewel. I am trying to avoid getting stuck in the flip. 

I know a lot goes into selection of neighborhood, floor plans, schools, etc. but on a more macro scale what measure can be used. Sort of like the 70% or 2% rules of thumb. Just to see if an individual market it is worth digging deeper.
