Most are glued down with a special type of epoxy rather than mechanically fastened but the hardest part will be finding something that matches the decor of the house.

Agree about getting advice from an accountant:The 0% Capital gains is not unlimited, the 0% only applies to the gain required to fill out the 15% bracket.The following is a link that explains capital gains and brackets:https://www.kitces.com/blog/understanding-the-mechanics-of-the-0-long-term-capital-gains-tax-rate-how-to-harvest-capital-gains-for-a-free-step-up-in-basis/IMHO very difficult to predict tax without knowing other sources of income, but my guess is if it was a normal sale, much of it would be taxed at 20% federal + applicable state tax... not zero.

You could still have a pre-construction meeting to agree on estimated repairs, costs, timeline, profit split, etc. and an agreement that they keep a mechanic's lien to cover their costs regardless if they do or don't finish the job.2) If Shorewood is a hot market, buyers might be willing to do some DIY for a discount.
