Finding a Trust worthy mentor or Partner

I have been looking for a solid mentor or partner in my area and outside my area for the last 5 years, and i have have met with is not so good people. I my search I've had people short my on wholesale deals, intentionally not teach me various things to help me become successful, people who have stole deals repeatedly or that have giving me the run around. Are there any mentors/ partners out there and if so how do you find a good one.

other than her, ask this site all you want. That is all the mentoring you need.

Go buy a cheap house, fix it up, and rent it. Repeat.
