I know which is very high, my property is listed as non residential as per water company since meter is 8in, currently I am paying as a landlord full monthly water bill and all my profits this bill is eating.I ask the water company my property has submeters if i make those active is the water bill going to reduce by making the property as residential?

I am not sure what you get with 4k, and VA loan butI'd say you can get the best education when you are in action.Unless, you start helping and actively doing something about RE, you will be asking the same question next year.My worse investment is the first one, and learned from it.

Obviously, the home could be sold as the old sq ft and the investor/buyer can just go and permit it for the increased sq ft, but I would think that the county automatically will go and assess the home as soon as it changes hands since this the county has probably seen this before.

At whatever point in the cycle ground up development is the most risky and therefore always offers some of the best returns, but that being said, at this particular point in the cycle I would encourage you to spend a lot of time assessing the risks and downsides on this potential development opportunity.I would tell this to everyone, but in your particular case you seem to be starting off and lack the experience that is definitely needed to take on a development project at the top of the market.
