In other words, to max out the sales price do you need to have solar panels, showers with the shower heads coming from the ceiling and from the wall, granite counters, engineered wood floors, etc.

@Michael Lee  Thank you for the words of wisdom, best of luck to you with your health.As far as single family rentals, vs Apartments, (knock on wood), we have picked properties for the most part where young professionals coming to Dallas want to live, and we try to maintain our rentals in top condition so that we can be selective with who we rent to and that we can over the long haul minimize vacancies.

This was a slow, non-traditional flip that included installing new subfloors, tile, PEX, cabinets, sinks, faucets, windows, landscaping and wiring/outlets/switches/fixtures, studding new walls, refinishing the original hardwood floors and clawfoot tub I found at a salvage yard, building the master bath vanity from scrap wood, hanging drywall and beadboard, and turning an awkward landing/closet/powder room combo into a full bath.

I wanted to fix the front porch which is about to fall, refinish wood floors, paint and maybe rehab the tenants bathroom that is in bad shape.
