Little things we have noticed:1) use good people throughout...people seem to know each other and seem to want to do good work for people they respect and keep their deadlines2) respecting time--we have asked a few people if they could give us an estimate and offered to pay for their time to do so.

No-one should actually do this because it is dangerous and could kill them or the poor lineman trying to restore power if they didn't understand the inherent dangers involved.If you pulled your meter, shut off all of your circuit breakers, installed a 240v 30a plug to a double pole breaker and the neutral bus (instead of ground), then you could use a 110V generator with two extension cords to your new outlet (cords sharing neutral and having their respective hots in the 240v plug) in order to get 110v to both buses in your panel.

Did I miss something.With respect to the 1031 part, two aspects seem counterintuitive to me (though I believe they are as you say, I just argue that the rule is odd):First, the idea that outstanding mortgage doesn't count against "profit" realized at the sale time.
