As someone with no actual experience investing in real estate, I want to know what kind of data I should be looking at so I can start to practice analyzing some potential deals. 

I don't really see anything wrong with this practice, but it seems a little funny to me, because the subject line is always "Off Market Deal..."

You will also have to work with local authorities and exhume the remains and relocate or determine what needs to be doneTypically you will do a gpr survey to locate all the bodies and then go from there.

I have been in similar situations and common practice is for the buyer to pay his or her agents fees.

Also, thanks for the inspiration in doing some practice-deals. 

You cannot be an expert until you have gained practical knowledge.
