And you need them to STAY, because turnover will kill you with no apologies here.My situation is entirely different from a tech guy living in a walk-in closet in Palo Alto, some dude who wants to hedge his tech stock picks with a turnkey property or two in Indianapolis. 

I would suggest a company without long term contracts, variable pricing based on volume and excellent customer service to help walk you through the process if you have any questions along the way. ;) 

My most infuriating thing with Realtors is when I'm walking a house and they say "Oh there are offers on it""Ok what's the highest?""

Would y’all walk away from this property or go off what you believe it could/should be?

Recently at least 2 neighbors have walked to our house immediately as guests were checking in to voice their displeasure with the guests being there and how they wished the house would not be rented.

Hoping to connect with someone that may be able to walk me through the process or teach me what steps I should be taking.

@Robert Vanecek - Assuming you gave the tenants proper notice I don't think there are any legalities a tenant could present for having more than one person come for the walk-through. 

Plus by retaining your objections you have an out that will let you walk away from a bad acquisition with your earnest money in tact. 

My concern here is having materials getting stolen & or a contractor taking 50% and walking.- How are you keeping up on their progress?

Would offering $100k to  take what they wanted out, walk away and let me deal with it be a lowball offer?
