I don't think attempting to bill the tenant for the service is a good idea and doubt it would stand up in court.

2 or 3 - 3 stands out and 2 is very simple, but both are much more professional than 1 in my opinion. 

Tenants will push you as fat as you let them and when you make a stand they will take note.

The only piece of advice that I would give as you look to invest is make sure each rental property is stand-alone.  

As far as from an investor stand point, Does it make sense to get another loan to fix the roof..?  

Hey everyone, I'm kind of at a stand still and have a question about my buy and sell contract with my seller and buyer (real estate investor).

I have a duplex in a B neighbor in Austin, TexasEach side is renting to 2 long standing residents for way under market value.the market dictates that a unit that size in its current condition rents for 1600.00-1700.00There have been 2 duplexes that have sold in that area for 650k-700k rehabbed.We have it listed 560K here are some pictures https://www.redfin.com/TX/Austin/2306-La-Casa-Dr-7...what price would make this property a better deal so I can get it sold.
