What should my buy and sell contract look like?

Hey everyone, I'm kind of at a stand still and have a question about my buy and sell contract with my seller and buyer (real estate investor). What exactly should the contract look like? 

Also, if I don't get the house sold within the deadline on my contract, what happens? Do I pay any fees or do I just move on.
