Watch out for neighborhoods, usually without homeowners associations, where neighbors don't take care of their yards and consequently make it harder to rent your property.

I've watched every single podcast and just found out about the site a month ago after reading..

Learning how to do real estate can be done for free by researching online and watching actual investors do it in real life for free.

Now, I am running a tight budget for my rental, so I have to watch certain expenditures.  

@Chris Clothier  I think the biggest disconnect in this arena of wholesaling is that folks just under estimate the back end work.. and at the end of the day its sales and marketing.. and if they are not proficient at that and have some closings skills etc.. no program is going to bring them to the promise land.IN the what ever its worth category.I grew up in the land business which is pretty much like wholesaling.same process only the lead were generated by door hangers.. and there was no internet so you called and made an appointment.if you ever watched the Movie Glen Garry Glen Ross it was that exact environment EXACTLY.So my dad would have 30 sales men and he would hand out the leads for that week.it was funny some guys would just stare at them.. and they would pre judge them before they even talked to the folks. 

Best thing you'll ever do: go down to the courthouse (as Mark Pedroza suggests) and watch some cases get heard.

A Realtor under a broker has their stuff reviewed and is "watched" for years, perhaps without their knowledge, until a broker feels comfortable.
