I am looking at a Mobil Home Park and could use some help evaluating it as well as understanding what I am getting into.  

[Note: only way I see to make reasonable return is with mobile homes and that presents all sorts of new challenges in this area]I won't say that the area is recession-proof, but a lot of big investment is going on in the area with large companies pouring in the money.

It's even mobile friendly, so they can submit from their phones.

Only deal I ever got was buying a few tenant home mobile homes for $1200 a piece and rented them out for $600 after about $500 of work on each one..

They haven't caught the idea that a modular is different from a Mobile Home.

I also found a club called Professional Investors Group (P.I.G.) that gathers in Mobile.

As others mentioned, whether the investor owns the home or just the pad is an important question when evaluating a manufactured housing community or "mobile home park."
