DIY is good, but why be the 70 yr old grey haired guy drivng the porche vs the 45 yr old.

We have done many joint ventures in the past and continue to do so.  

@Brent Crude, fun conversation and I agree with some of the cautions about DIY especially as it relates to California. 

I like Magnetite or similar DIY with the same magnetic/acrylic technology as it’s a lot more affordable.I’ve done the research so really just wanting some advice on whether it’s worth it or not in terms of additional rent.

Many people underestimate Mindset and its major role in the success of any entrepreneurial venture, and mindset in Real Estate Investing is ever so important, as Real Estate, in general, can be a very emotional industry (mostly on the Residential side, at least).Many people fail in REI because they never built the foundation of Mind Fortification (is this even a word?!

Since then, we've done a lot of DIY renovation.

I was cash flowing about $700/month and that includes my HELOC interest on the purchase price.Tenant moved out and we're investing around $6K (mostly materials, we're DIY) on new flooring for the living room, total repaint of the interior, and new kitchen cabinets.
