I knew going into this the zip code had plenty of houses for sale as well was covering a lot of areas that had brand new construction after doing some research on the MLS.

I'm brand new at it.

It's basically a brand new home. 

I purchased a duplex which has 2 BR and 1 BA on each side.  

I have gone and took a stroll around the house and gathered all I could and there is very very minimal work to be done (painted garage, replace front door) But the interior looks brand spanking new aside from the fire place.

In a years time, I will put up my current residence for rental and debating if I need to carry a home warranty or not since the house is 8 yrs old and appliances are in good condition while ref is totally brand new.  

I found a house for rent, wound up being an investor, it was brand new, 1 week old.

But in this area, there are pockets of brand new condos and then pockets of dilapidated properties as well.

I am brand new to the real estate game, but I have wanted to get into the business for a long time.

Here is the list of problems: The front door barely opens, NONE of the doors close correctly, garage door has been replaced but the electrical still needs work, no doorbell, no fire alarms or carbon monoxide alarm, no working outside lights, a severe mice infestation (who have now raided my brand new couch), no insulation in the mudroom because of a door installed incorrectly, which is allowing cold air into the house and raising my heating (propane!)
