Hot Dallas Submarkets

With the help of Jerry Puckett, a couple of opportunities for multifamilies have popped up in the DFW metroplex - including Carrollton, Oak Lawn, and Lower Greenville.

Does anyone have any thoughts on these areas?

In particular, the Lower Greenville opportunity is interesting because it could use some WORK and has a motivated seller. Which is the kind of property I like. But in this area, there are pockets of brand new condos and then pockets of dilapidated properties as well. There are also a TON of 'for sale' signs as well as 'for lease' signs.

I don't have a good feel on these areas yet and before I choose a property to invest in, I was hoping to see if you guys had any thoughts to help me make the best decision.

I think I have a good idea of the area you're talking about (Columbia?). Aside from lots of deferred maintenance, I think some/most of them have a master meter.
