I hear a lot of great advice for screening tenants for rental properties wit SFR and MFR, but what kind of screening do you do for a small business looking to lease office/warehouse/work space?

@Stefan Dickert check out Myrarebird.com they have once a month meetings it cost a little bit to join them but they don't pitch products and give some good solid advice from what I witnessed. the two gentlemen who run it are VERY knowledgeable and good guys to know.My daughter is in corporate finance at Intel so you can imagine with the shake ups how busy she has been LOL.. wish you the best

I can't tell you the amount of motivation I've witnessed from almost every trade when it comes to the gold standard for them of being able to be paid weekly, a check every Friday is sometimes the most valuable thing you can trade with in your negotiations.

I suggest you stay away from anything asking for a considerable amount of money, if it's a considerable amount to you, it's probably too much.The pyramid schemes are alive and well in the real estate and note investor pools, the profits usually come from the other investors after skimming off the top.As to education, usually the value is grossly over stated and the real quality of an education has more to do with who presents information than the information, in other words, if it's some nit wit trying to explain the hottest strategy they probably aren't aware of the pitfalls related to what they are saying.

To prevent from any chance of discrimination accusations, and systematize our screening process we have minimum requirements such as:Minimum Requirements: •Monthly gross income at least 3.5 times the monthly rent •NO convicted felonies •NO sex offenders •Minimum credit score of 600 (check yours for free at creditkarma.com) •NO previous evictionsWhen we get several applicants that meet the minimum requirements and cant decide because its too close we will use the equation below.
