Themed rooms?

Listen to every podcast that deals with wholesaling and you'll hear a theme - it usually takes many months, perhaps a year, and multiple mailings to the same addresses to snare that first deal.

I would recommend that you find a good hosting provider, (Godaddy, Hostgator, etc) and spend a day researching how to install a wordpress theme.

McMenamin's Edgefield was an old poor farm that is now a destination hotel and a huge draw for weddings.

Each month is a themed topic with the themes organized in a specific order...each month's theme building on the previous months.They have grown from around 20-25 members in 2008, to the 684 as of this writing.  

"these clients sold her wedding ring to get in to last mod 3 yrs ago and still lost the home" and they are divorcing now.  

There is a monthly BP meet up the second Wed of every month.

I have a house in the Orlando market and if it's not already Disney/Universal themed out then I wouldn't call it "turnkey" because you are likely going to want to add that stuff to meet the revenue numbers you're projecting.

I've talked to a few of them, and the recurring theme is they invested for appreciation down there.
