If you are a do it yourselfer, buy a gas powered pressure washer or remember to include that in the annual maintenance of the exterior.

It was  purchased in 2013 for 160000 according to Zillow (I didn't have that info or asked when it was purchased so I am assuming it was her that bought it)She wants 35% down, and he said she would carry the rest.

I am certain there are many landlords who do this; however, it is illegal; once you agree to this program you are obligated to follow what Section 8 states in terms of what rent you will charge (whether they pay it all or they pay part and your tenant pays a share).Some landlords will, however, "rent" appliances such as washers and dryers to tenants (these are not required to be provided by Section 8)  to make up for what this program sadly, determines is "market rent" for their area.Gail

But it was her boy friend that put the down payment down 5k then and 5k later which he paid.( he was also the father of some of her children) The house went in default when he found out about it he brought it current.
