that kind of leverage in Jackson MS depending on the area is as you state way over leveraged to the point of no equity even in good markets that is basically no equity.not sure how you wrangled that high of LTV loans.anyway.. even if you pay the cars off you do need transportation correct.. ?

But things you should consider are proximity to transportation, do you want a move in ready or fixer upper (big difference in prices), do you need to get pre approved, does property have attic or basement you can convert, does house have user friendly layout, can you change layout for maximum use of space, how is parking on and off the street etc.

I'm not sure how transport may twist or rack a wall, but I'm sure they are produced with better QC than a guy with a skill saw on a job site.
