New York Real Estate Investing Ideas

I'm currently living in LA and will be moving to New York in 6 months. Instead of renting in New York, I'm thinking to buy and live in a multifamily property with FHA loan, and other units rented out. I'm looking for a place that is at least safe, close to subway/bus station, takes under 40-50min commute to downtown, but not relatively expansive. I'm not quite sure if this is possible as I'm still doing research, would like to hear advices from anyone familiar with the area! Or is there a better plan? Also, if anyone has experience in FHA loan (I have good credit score) please let me know, thank you all!
