If I were to obtain homes to flip, are there trustworthy contractors to call on for what I might want to sub out?  

Having a trustworthy network is more important that possible cashflow in a market.  

Are they trustworthy and will I be able to witness, as such a young investor, large long-term growth for my capital as well as consistently  profitable cash on cash return?

Brian is a standup guy who is honest and extremely trustworthy, but in this deal he had to put the best interests of his client first, so we brought in Jeff Torres to represent me.

And I would be the one living in the house, hopefully with a trustworthy roommate as I have a child.

Any suggestions referrals welcomed for property management, small banks and other lenders (in the area), trust worthy contractors, and local CPAs & RE Lawyers.

Finding a property management company that you can trust with your investment can be a weight off of your shoulders and provide "mailbox" money to you without you having to lift a finger (except for when you have to grab that money from the mailbox).The cost of property management services varies, but any great trustworthy property management company can outweigh the cost substantially by providing you with time-saving services that handle the day-to-day operations of owning a rental investment property.

In my opinion, not using a property management leads to challenges finding a third partner that's trustworthy and fine taking a smaller stake in partnership. 

Out-of-state investing can seem scary especially when it's your first property but all you need is a trustworthy team of a REALTOR/Broker, Contractor, Lender, and Property Manager and you're golden.Good luck!!
