Flint is a very rough place.Personally, I don't invest there but I was thinking, if you are championing gentrifying the area vs. just buying,it might help others potential investors know where to invest and help cluster investments to make them more valuable if there was a map of the area with a numbered grid on it.Each grid being a small area, for instance 5 bock long by 5 blocks deep.

The complex is renovated and features a nice gym, 3 pools, tennis court, kayak launch, etc.

My favorite sports are Basketball, Tennis, and Weight Training.

It's $1100 per month, but includes cable/internet and access to all sporting facilities (8 tennis courts, 3 pools, weight rooms and free classes).

Charlotte is a not a very walkable city but there is a strong consumer preference for areas that have establishments (bars, restaurants, tennis courts, parks, etc.) or public transportation nearby and within walking distance.  

They were also required to wear professional attire; no jeans, no tennis shoes and no smoking.Investors that have done good quality rehabs, don't have to worry about inspectors coming in and doing their job.

If you want to invest in multifamily, I recommend you rub elbows with champions at your local real estate investor association (REIA).
