My first moves would be listen to all the Podcast, understand the Real Estate terminology, read books, develop a good mindset, follow blogs and when you get here, attend as much Real Estate meet ups as you can to find a suitable mentor. 

Okay so bad news, the land this seller has needs a lot of work as there are huge boulders that need to be cut into in order for it to be suitable to build a property.

If it isnt suitable for stain you could inexpensively recarpet.

@Ibrahim Alanqar, the first thing that springs to my mind is: how will you find suitable deal/s for flipping, when you'd always be competing with cashed-up Investors/Flippers in the first place, who don't have to wait the length of time you would need to in order to close (and who therefore can get discounts easier than you, even though you'd need those same discounts), and who don't have to worry that the home may not pass the "habitable" test. 

I'd have thought the guy who was "smarter than google" would get a lot more than 71 visitors per week.

Is that sort of the leverage that you find suitable?

Residential leases usually have an implied warranty of habitability, which basically means the premises must be suitable for human habitation. 

Being single makes this easy...suitable payments for crashing on a friends couch are cases of beer/bottles of booze/tacos/etc...or even some cash for rent if you are there long enough. 

What particular neighborhoods to you find most suitable for buy and holds?
