If you have failed spectacularly, you probably only lost 50,000.  

Financially, cash flow was OK, but not spectacular. 

Unless you have a spectacular track record, you are not going to be able to find someone to give you that kind of money. 

Lakefront property in the Finger Lakes is spectacular but the taxes can be staggering.

In that area you HAVE to use an attorney to do the eviction if you have an LLC, and it's $150 for the court + $150 or so for the attorney.Due to the meth lab cleanup , I can't see that unit being spectacularly profitable this year, however it will make us money.
