Along with the entity formation expenses if you create the separate management LLC, you will want to have general liability and perhaps even E&O or professional liability coverage.  

You do not need a separate LLC for each property or a series LLC!

My question is, whats the HVAC system to use that provides separate utilities, and separate control per unit. 

The work performed at the rent due would be 2 entirely separate things but I would not rent a place that needed work in the first place.

Currently, my setup is a separate bank account with it's own debit card to hold deposits, track expenses, and track income.

After about 8 months, I wanted some extra income so I rented out half of my room to my 68 year-old co worker, and separated the room with a curtain....Here is a photo: If I were to go back, I would NOT have done this, but it was a good learning experience.

I went from $5M to $3M, mostly because I also have the LLC which provides a bit of separation from my personal assets.  

@Ryan Rabbitt If you don’t get a match then I’d be sure to try to diligently set aside some set amount each paycheck in a separate account specifically for future investments.

They overall cost to have a service agreement versus just paying for the 2 services a year was the same, they just charged up front rather than paying separately for the maintenance services.   

I am going to install quickset locks and they are all metered separately but looking for functional tips during the rehab process that might make our lives easier in the future and management tips.
