Hey Aaron, Sorry to hear about your rough start! 

If your doing an FHA and plan to stay in one side you have to figure out what that would benefit you.

OF course, you may have all this stuff figured out, but the original post was vague.

If tenant below is paying 1,500/m he's living in area he wants for roughly 750/m P/I payment.

I figured it had to be a bit higher (~20%) to leverage some risk.

The house is on the east side of houston near 2 universities but it is a rough neighborhood.  

The coaches help you level up and scale from where you are now to where you want to be; not because they're perfect and have everything figured out, but because they are a little further on the path and have a systematized method for growing your business.But I will say it's not a good fit for everyone.

I figured lowest money out of pocket was the best way to go, and in this case FHA would provide the lowest downpayment.
