There is quite a bit of variety in properties and it can vary street by street as you mentioned.Properties around the Xavier area would be good to house hack and I think you should find some decent properties for 160K or lower.  

I saw there are a variety of meet-ups in the San Bernardino/Riverside/Orange County areas, and was wondering if there were any you guys preferred?

After many books and the variety of material here on the BP site and podcast, I am ready to get to work and make things happen.

Take everything at face value, ask the seller to fully ratify a purchase contract, then if needed renegotiate price if things like Schedule E or estoppels reveal any mis-representation.
