Rents went up on all renewals.

I'm in a final round with a company but steady income has not been secured yet so if I could at least cash flow that would really help me stay afloat for the time being.Obviously I could market the unit as-is and potentially rent to someone but won't likely be able to rent to a section 8 tenant which I was hoping for down the line.I was considering starting off with 3-month leases with auto renew and I have been VERY clear with him that if he is unwilling to pay on time that I still am treating this as a business and am not afraid to evict him.

This is the first time we will be renewing the lease with him.

However most of my Lehigh tenants are amazing and renew year after year.  

-Because it's more fair for the tenants (they are billed for their exact usage), they are more likely to renew their lease and/or just behave better.

I canceled a large check in the past and was told I have to renew the stop payment on the check every 5 years or so as it expires.

I would offer cash for keys, or not renew the lease, and reset the tenants in the building at the first opportunity.

Actively licensed properties can transfer to the new owners but until about 100 sales or non renewals of currently licensed properties occurs, no non commercially zoned or non active rentals can obtain a new permit.
