A 10 to 15 year plan - slow and steady. 

Took an extra 6 weeks than planned,  but ultimately got it done. 

Just a simple 499 sq ft city approved plan, single story, 1 bed/1bath/full kitchen adu with living space.

There's other items such as this where it may be helpful to talk to a CPA/EA for a little tax planning, especially since you'll likely get caught up in the passive activity loss limitations if taking bonus on a single rental property as I often see.It's also useful to mention that even if you do the cost seg study (I'm assuming you're doing one to be talking about this), you'll still benefit from accelerated depreciation in the form of shorter useful lives on the assets where you received bonus from.

If you plan to grow your portfolio, consider setting up separate LLCs for each property to shield them from liabilities tied to others, though this adds complexity and costs. 

I hear a lot of people discouraging folks from getting licensed if they don’t plan to be full time, and there is something to be said for that.

Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.
