Hey Bugger Pockets Community,I just finished reading Brandon Turner's book on investing with little to no money down (amazing book btw) and I am interested in knowing what are people's experience with MLO's and seller financing.

a lot of people will poo poo this, but I also live in a market where cash flow is low, property taxes are high and properties are expensive (which is a relative term).

There are a lot of people caught with their pants down on readjustment. 

It is to get you to reduce the amount of time you waste looking at deals and knowing what is good and what isn't good for a deal.You'll also need to know the area comps, are people putting in wood flooring or LVP etc.

@Armani Pimentel Yes, I believe that wholesaling is generally not the way to go, because it is getting banned, there are people who try to take advantage of aspiring entrepreneurs like you, and it is extremely low probability. 

Also looking for feedback from people that don't work for BiggerPockets or are biased :)

I know a few more people who's purchasing with him, from what I hear, every single closing was delayed due to supply shortages or other reason. 

He is going to need care, and people like that require a lot.
